In recent months, listings in Downtown Manhattan have logged dizzyingly high prices to rival Billionaires' Row condos. Neighborhoods like Soho, Tribeca, Chelsea, and Greenwich Village were once known for their starving artist populations, but the New York Post notes that with Google, Disney, Deloitte, StubHub, and other major companies signing leases for office space Downtown, executives want to live in the vicinity. This is one factor; a veritable "arms race in luxury" among new development condominiums is another.

The trend was on display in the third full week of May 2025, when seven of the ten highest-priced contracts of the week were for listings in Downtown neighborhoods. These high prices contributed to a week-over-week increase in aggregate dollar amount of over 20%, while the number of contracts signed held steady during this time.

In the top co-op contract of the week and fourth-highest overall, Bravo mainstay Andy Cohen's custom-designed apartment at 2 Horatio Street, Residence #12G/14G entered contract with a $12,000,000 ask. The New York Post announced the contract and observed that Mr. Cohen was not the only Bravo personality associated with the apartment: Owning Manhattan star Ryan Serhant, who previously appeared on Bravo's Million Dollar Listing New York, had the listing.

The four-bedroom, four and a half-bath unit is a combination of two studios and two two-bedrooms that Mr. Cohen has assembled over the past 20 years. The resulting "Jenga-like combination" was featured on the cover of Elle Decor, and Mr. Cohen hosted many famous friends in the apartment over the years. He put the apartment on the market for $14,000,000 in September 2024, and reduced the price in February 2025.

There was an option to buy the apartment furnished, but the unidentified buyer will not be taking all of it, if any: Mr. Cohen announced a Pride Month partnership with 1stDibs to sell 14 pieces from his personal collection and from his favorite designers from June 4-30. The retailer will make a donation to non-profit Housing Works in celebration of the collection.

Mr. Cohen is not going far, having bought another unit in the West Village in October 2022. This apartment has abundant private outdoor space, which he cited as a major factor in his decision to move (h/t People).
Maisonette unit in Greenwich Village The Katharine, #MAISONETTE (Compass)
Elsewhere in Greenwich Village, the maisonette at The Katharine entered contract with an asking price of $12,125,000, the third-highest of the week. It measures nearly 4,000 interior square feet and offers a total of 688 square feet of private outdoor space across an upper-level terrace and a lower-level yard.

With this contract, three of the eight units in this Greenwich Village conversion are spoken for. Remaining public availabilities are full-floor four-bedrooms starting at $9,850,000; the building also features a penthouse with a massive private terrace, but this has not come on the market yet.
It was also a good week for West Chelsea condos. A total of $24,380,000 across two deals was signed at One High Line: Residence #EAST24A had the top condo contract and second-highest overall with a $13,895,000 ask. In the next tower, Residence #WEST31C was asking $10,485,000 in the ninth-highest contract of the week.

Residence #EAST24A is located above the forthcoming Faena New York hotel, which is accepting reservations starting in July 2025 from over $1,100 per night. Faena New York guests and One High Line residents alike will enjoy access to a restaurant by celebrity chef Francis Mallmann, The Living Room bar on the second floor, the speakeasy-inspired El Secreto bar, La Cava wine cellar, and room service. When the 12,000-square-foot Tierra Santa Healing House spa opens this winter, it will bring eight treatment rooms, five plunge pools offering different temperatures, dry and infrared saunas, a steam room, Faena's signature hammam, and a state-of-the-art fitness center.
A few blocks away, Residence #9B at the Foster + Partners-designed 551W21 entered contract with a $9,495,000 asking price. While this was good enough for the week's top ten, public records show that if it sells for the ask, the unidentified seller will take a loss on it: They paid $10,490,725 for it in September 2016. It has been on and off the sales and rental markets since then, initially asking $12,475,000 when it was listed for sale in June 2018.
But for all the dazzling Downtown deals, the top contract of the week by far was for a building on the Upper East Side's Gold Coast that was asking $34,500,000. 35 East 63rd Street is currently a three-building complex, but the unidentified buyer plans to turn it into a single-family megamansion, much like those that have proven popular in the Village.

On the Upper West Side, a total of $11,450,000 across two contracts was signed at The Westly. These deals bring the cantilevered, ODA-designed condominium to nearly 80% sold. The shape of the building allows for unique floor plans, not to mention an expansive roof terrace that can accommodate an outdoor rooftop pool, a rarity on the Upper West Side. Remaining public availabilities range from a two-bedroom for $2,950,000 to a half-floor five-bedroom for $13,500,000, and all are available for immediate occupancy.
Elsewhere on the Upper West Side, a total of $4,960,000 across five contracts was signed at 155W68. The contracts were signed in the wake of a robust sales week, and the building offers expedited closings on apartments with elevated interiors. This full-service building is in a prime Upper West Side location near Central Park, Lincoln Center, popular local dining, the AMC Lincoln Square 13 movie theater, and several public transportation options.

The top Brooklyn contract of the week was for 93 Wyckoff Street, a garage turned live/work space asking $6,750,000 and closing a short time later. Sculptor Jimmy Greenfield paid $30,000 for two lots (one for parking, one for a mechanic's shop) in 1980, and proceeded to build the house out of the shell of the mechanic's shop in what was effectively another work of art (h/t Curbed.

Mr. Greenfield is currently working on creating a home from a barn in upstate New York. Crain's New York Business identified the buyer as real estate developer Ruben Daghi. His plans for the house are not yet known, but zoning on this non-landmarked site in Boerum Hill allows for a larger structure to rise if he so chooses.
