As CityRealty data shows, May 2025 was a robust month for Manhattan residential contract activity. Just over 1,000 contracts were signed during this time, a slight year-over-year increase. June 2025 looks off to a similarly strong start with a small week-over-week increase, though the dollar amount dropped slightly during this time.
In this article:
The top contract of the week was for Residence #66B at Billionaires' Row standard-bearer One57, which was asking an even $26,000,000. The buyer is not known and the seller is listed as an LLC, but Galerie describes the latter as "a born and bred New Yorker who develops hotels." His first instinct was to create a white-walled loft to show off an art collection, but the finished product by husband-and-wife team David Howell and Danni Aarons of DHD Architecture + Interior Design pays respectful homage to Art Deco design.
After the difficulty of moving expansive pieces of the art collection in, Ms. Aarons told Galerie, "I told him he can never move again." He did not heed that, but listed the apartment for the asking price in April 2025. He bought the three-bedroom home from the sponsor for $19,193,600 in June 2021.

It was closely trailed by Residence #31 at 520 Park Avenue, which was asking $25,950,000. This full-floor residence in a Robert A.M. Stern-designed condominium features bay windows in the living room and primary bedroom, a floor plan that offers thoughtful separation between living and sleeping areas, and expansive windows throughout facing views of Central Park and the Manhattan skyline.
Public records show that the seller bought the apartment from the sponsor for $26,000,000 in June 2019. They would take a small loss if it goes for this price, but may want to sell while they can still be assured the apartment will look out on cherished views: Up the street at 655 Madison Avenue, Extell Development Group is in the early stages of work on a new tower. Its final height is not known yet, but could potentially block the western exposures of the mid-level Residence #31.

520 Park Avenue is the tallest residential building in its Upper East Side Gold Coast neighborhood, and 180 East 88th Street is the tallest residential building in Carnegie Hill. It is also home to the fifth-highest contract of the week: Penthouse #44, which was asking $13,850,000. This contract represents the last penthouse in the building and was signed almost exactly one month after another penthouse entered contract.
Elsewhere on the Upper East Side, 211 East 62nd Street, the former home of First Lady/humanitarian Eleanor Roosevelt, entered contract with an asking price of $9,500,000, just shy of the top ten contracts of the week. The home was recently restored by interior designer Maria Masi. Public records show that the unidentified seller will take a loss, having paid $10,500,000 for it in November 2020.
A short distance away at 322 East 57th Street, the former home of Senator Jacob Javits entered contract with a $5,999,000 asking price. Residence #12A underwent a thoughtful renovation that updated the finishes and turned Senator Javits' former "cigar room" into a media room. However, none of this came at the expense of original details like soaring ceilings, a wood-burning fireplace with stone mantle, and wrought-iron casement windows.
The listing has been on and off the market since September 2022, when the unknown seller initially listed it for $7,200,000. Public records show that they bought it for $4,350,000 in May 2018.

Also of note, a total of $13,750,000 across two contracts was signed at 50 West 66th Street, the tallest building on the Upper West Side and 6sqft's 2023 Building of the Year. The deals come at a time when closings are underway on the lower-level House Residences in the building.
They also come when the first rental listings have appeared, allowing possible buyers to effectively test-drive the building. Early interior photos show the apartments' spacious proportions, oversized windows, kitchens with Miele appliances, and baths with high-end finishes. The building is set to offer amenities like a fitness center and indoor saltwater pool, and another perk is close proximity to Central Park, Lincoln Center,

Moreover, outer borough boutique condominiums put on a good showing in the first week of June 2025. Shortly after sales launched at Long Island City condominium VESTA, a total of $9,795,000 across six deals was signed in the building. This was the same week of four deals at Oasis and two at Sophie Condominium in Astoria.
Future residents of these buildings are set to enjoy well-thought interiors, curated amenities, and close proximity to robust dining scenes and local green space. New development in the area shows no sign of slowing down: The contracts were signed shortly after a groundbreaking ceremony for Rowan II, a new development condominium directly north of record-breaking building The Rowan.
