
At the high end of the Manhattan real estate market, townhouses are in particular demand by a certain class of luxury buyer. They crave the exclusivity and privacy that not even the best-appointed penthouse can provide, and issues like high interest rates and equally high carrying costs do not put deter them. On the second full week of June 2025, a time when the number of contracts signed experienced a slight week-over-week dip, townhouses put on a strong showing in the top contracts of the week.

The top townhouse contract of the week nearly became a boutique condominium, but was instead turned into a single-family mansion. 150 West 15th Street was initially intended to become a four-unit boutique condominium when it was purchased in 2006, but the recession put a stop to that project and it was turned into a single-family mansion designed by Eric Cohler (h/t Curbed). Public records indicate that he sold it to a party listed as an LLC in spring 2013, and that the unidentified seller this year will take a small loss with its asking price of $15,000,000.
Brooklyn buyers also found themselves drawn to townhouses, with such listings accounting for many of the borough's highest-priced contracts of last week. The top Brooklyn contract of the week was for 45 Park Place, a single-family townhouse located up the street from Prospect Park and asking $6,500,000. The house dates back to the late nineteenth century, and original details like herringbone floors, intricate ceiling medallions, and the original fireplace mantle are still on display. They were restored to their original glory during a renovation that yielded such bells and whistles as a chef-caliber kitchen, a chic primary suite, and a backyard garden with built-in BBQ grill.

The week's top co-op contract took place at 936 Fifth Avenue, a prewar cooperative on the southeast corner of Fifth Avenue and East 75th Street. This allows for direct Central Park vistas for the apartments inside, but the penthouse offers an outdoor escape all its own: Every room on the main level offers direct access to landscaped wraparound terraces. Upstairs, a library/media room has a bay window, a surround sound system, and direct access to another landscaped terrace with outdoor kitchen and enough room for a sizeable dining area.
The penthouse has been on and off the market since February 2022, when it was listed for $22,000,000. While the asking price of $14,995,000 represents a reduction of over 30 percent, it was still good enough for the fifth-highest contract of the week.

Down in TriBeCa, a total of $40,915,000 across three contracts was signed at skyline standout 111 Murray Street. These included Penthouse #2, which was asking $33,950,000 in the highest-priced contract of the week. One of only two units in the building with private outdoor space, the five-bedroom penthouse also features a corner Great Room, a chef's kitchen, and a southwest-facing primary suite with a private terrace, two dressing rooms, and dual primary baths.
Not only is this almost exactly twice the amount of the next-highest contract of the week, but it would be the highest sale in 111 Murray Street by far if it closes for this asking price. This would come in ahead of a five-bedroom that closed for $14,900,000 in June 2019.

It was trailed by Residence #52C at 432 Park Avenue, which was asking $16,800,000 and put the Rafael Vinoly-designed supertall in the top ten weekly contracts for the first time since May 2024. If this three-bedroom condo sells for this price, the unidentified buyer will roughly break even, having bought it from the sponsor for $16,371,113 in February 2016.
Also of note, Residence #28D at The Park Millennium entered contract with an asking price of $10,750,000. This is exactly $2 million less than actor Liam Neeson originally sought for the apartment when he listed it in February 2024 and comes in short of a new price record for the Park Millennium complex near Lincoln Center. However, it is still high enough for the ninth-highest contract of the week and nearly three times what he and late wife Natasha Richardson paid for it in 1999.

Further Downtown at One Wall Street, Residence #3304 entered contract with an asking price of $9,750,000. This was the tenth-highest contract of the week and represents a new high for the landmarked Irving Trust Company headquarters turned luxury condominium if it closes for this price. This three-bedroom residence is located on the southwest corner of the building and features floor-to-ceiling windows, a fireplace in the living room, a separate formal dining room, a kitchen with top-of-the-line appliances including a 99-bottle wine fridge, and a 1,359-square-foot wraparound terrace.
Indeed, it was a good week for new development condos in Downtown neighborhoods. In the heart of Greenwich Village, the eight units at boutique condo conversion The Katharine comprise a one-bedroom Atelier just off the lobby, a three-bedroom Maisonette with a private garden, a penthouse with a private terrace, and five full-floor four-bedrooms in between. Last week, the Atelier unit entered contract after less than a week on the market with a $2,350,000 ask. This deal brings The Katharine to 75% sold, and the one public availability as of this writing is a full-floor four-bedroom asking $10,650,000.
Additionally, a total of $5,680,000 across four deals was signed at The Willow, Naftali Group's forthcoming project in the heart of Gramercy. All four one-beds were signed for the asking price and feature interiors by Rockwell Group, abundant natural light, kitchens with honed quartz countertops and Miele appliances, and primary suites with generous closet space and en suite baths with radiant heated floors. Remaining public availabilities range from a one-bedroom for $1,310,000 to a three-bedroom with a private terrace for $4,620,000.
