From June 10-16, 2025, nearly 500 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This represents a noticeable week-over-week spike in the number of listings and comes at a time when the New York City school year is winding down and people are getting ready to go on vacation. But sellers would like to get away too, and even a small price reduction can open up a wider pool of buyers.
These included listings at new developments throughout New York City. Multiple cuts took place at Manhattan buildings like Linea in West Chelsea, Monogram New York in Midtown East, and Smithsonian Place in Harlem. Closings are underway at all of them.

In Brooklyn, many new development boutique condos are close to selling out. To get a little closer to that milestone, some developers have cut prices and introduced extra incentives on their final sponsor availabilities. Cases in point include The Calyer Greenpoint and The Rogers Residences in Prospect Lefferts Gardens.

Also last week, the West Village's Heroy House had its price reduced. Located at 262 West 11th Street and named in honor of its builder, sashmaker Lavinius C. Heroy, the house dates back to the 1820s, a time when West 11th Street was still known as Hammond Street for the owner of a nearby estate. Daytonian in Manhattan observes, "The width of the home [21 feet] and the additional money Heroy expended on architectural details like the lushly detailed entranceway, spoke of his comfortable financial status."
Such details remained intact as the single-family home was operated as a boardinghouse and converted to a five-unit apartment building in the early 1920s. More than 100 years later, a return to a single-family mansion would not be impossible. The house was listed for $22.5 million in April 2025, and the reduction brings it down to $17.5 million.
