On the second full week of February 2025, the Manhattan residential market experienced a week-over-week spike. Not only was a larger number of sales recorded, but high-priced sales in some of the city's most eye-catching and anticipated buildings drove the aggregate price total higher.
Last week, a total of $50,500,000 across two sales was recorded at 56 Leonard Street, also known as the 'Jenga Building' for its striking shape in the Downtown skyline. Leading the charge for the building, and indeed Manhattan, was Penthouse #56, which sold for $35,500,000. Crain's New York Business identified the buyer as hedge fund manager Daniel Gold. The seller, trucking mogul Ron Dana, bought the penthouse from the sponsor for $29.1 million in 2017 and intended to rent it out as an investment; Mr. Gold's plans for the penthouse are not known.
A short distance away, Residence #10A at 250 West Street, a Tribeca warehouse turned loft condominium, had the week's fifth-highest price at $15,150,500. Both parties conducted the transaction through LLCs, and listing broker Marina Bernshtein of Brown Harris Stevens reports that an all-cash offer was accepted after only 30 days on the market. The seller makes a profit on the four-bedroom apartment, having bought it for $11.5 million in December 2022.

The week's superlative Tribeca sales were in buildings old and new, and a similar phenomenon played out on Fifth Avenue last week with a sale in Gold Coast co-op overlooking Central Park and a cutting-edge new development in NoMad. The third floor of 820 Fifth Avenue, a prestigious prewar cooperative, closed for $27,500,000 in the week's top co-op sale and third-highest overall.
Public records list the seller as the estate of philanthropist/former co-op board president Jayne Wrightsman. She and her husband, oil magnate Charles Wrightsman, were longtime trustees of the nearby Metropolitan Museum of Art, where they donated more than 1,275 works of art (h/t The Art Newspaper). The buyer conducted the transaction through a trust.

Rounding out the top five sales was Penthouse #11 at The Giorgio Armani Residences, which closed for $30,877,688 in the second-highest sale of the week. The penthouse boasts two private terraces, interiors by Giorgio Armani, and a thoughtful duplex layout that puts the entertaining rooms on one level and three of the four bedrooms on another.

Also of note, public records indicate that closings have commenced at 50 West 66th Street: A total of $29,111,271 across three sales was recorded in the building last week. A pair of five-bedrooms and a two-bedroom apartment all closed well above ask and are located in the House portion of the Upper West Side's tallest residential building. Interiors feature floor-to-ceiling windows, oak flooring, custom Smallbone of Devizes kitchens with Miele and Sub-Zero appliances, and marble baths.

With closings underway at 50 West 66th Street, developer Extell appears to be turning its attention across West 66th Street to the redevelopment of the former ABC-Disney campus that it purchased in 2022. Plans for a pair of residential buildings — one a new construction building, the other a conversion of an office on the site — were filed in December 2024. Indeed, change is afoot on the former campus — earlier this month, Hebrew Union College-Jewish Institute of Religion purchased the First Battery Armory, a castle-like building at 56 West 66th Street, from ABC for $35 million (h/t New York Post).

Further downtown, plans for a forthcoming new development played out at 38 Gramercy Park East: A total of $37,338,068 across 29 buyouts was recorded last week in preparation to demolish the building. Developer Legion Investment Group and its partner, Gindi Capital, closed on the building in February 2025. It is part of a six-parcel assemblage that allows them to construct a massive new condominium with a Gramercy Park address. Details are not available on the amenities yet, but one promised perk is a key to Gramercy Park.
