
Over the past few weeks, CityRealty data has shown that prices across Manhattan have started to cool a touch. It should be noted that this comes when prices are as high as they've ever been, and the uber-luxury market is not likely to worry about the high interest rates that might be scaring some lower-end buyers.
Against this backdrop, the number of Manhattan residential sales recorded on the second full week of June 2025 held steady week-over-week on the second full week of June 2025. High-priced sales in notable buildings drove the aggregate dollar total up, but several of the week's most expensive sales came in below ask.

The top sale of the week took place on Billionaires' Row. Residence #35 at 111 West 57th Street closed for $16,150,000, or $1,100,000 below the asking price when it entered contract in April 2025. The buyer made the purchase through an LLC and is set to enjoy direct elevator access, Central Park views, a south-facing kitchen, and a primary suite with a windowed dressing room and en suite bath with freestanding polished nickel tub. They will also enjoy amenities like a double-height fitness center, an 82' indoor pool, and a padel court.
The Upper East Side has traditionally been home to New York City's wealthiest and was home to three of the five highest-priced sales of the second week of June 2025. The Robert A.M. Stern-designed 200 East 83rd Street was one of the fastest-selling recent condos oin recent years, and was home to the second-highest sale of the week: Residence #34A, which closed for $13,625,000, or slightly above the asking price when it entered contract in March 2025. The LLC-identified buyer will only be the second owner of the five-bedroom unit, but the listing notes that the apartment was never lived in. The sellers make a profit, having bought it from the sponsor for $11,534,475 in August 2023.

The top co-op sale of the week also took place on the Upper East Side. At prewar cooperative 730 Park Avenue, Residence #7C closed for $12,000,000, nearly twice the price of the next highest co-op sale and the fourth highest price of the week overall. Prewar details like grand proportions and wood-burning fireplaces are on display, and the apartment was renovated with features like state-of-the-art smart home technology, custom lighting for art, an enormous chef-caliber kitchen, and a massive primary suite with seven custom-fitted wardrobe cabinets along with a walk-in closet and double-sized en suite bath.
Public records list the sellers as Catbird CEO Motoku Sakurai and her husband, investor Harry Taylor; they also show that the couple bought the apartment for $7,750,000 in March 2019. The buyers conducted the transaction through a trust, but the New York Post identified them as actress Jordana Brewster and her husband, financier Mason Morfit. Ms. Brewster is well known for her work in the Fast and Furious franchise, but the tabloid notes that the name on the trust, Nikki Munson, is that of her character on soap opera As the World Turns.

The apartment was listed for $27,000,000 in late 2024, a few months after Mr. Garber was hit with restitution and fines for illegally overcharging drivers who leased his medallions.
