Between the "City of Yes for Housing Opportunity" initiative and new tax incentives, a flurry of office-to-residential conversions have been filed in recent weeks alongside the others that have already opened their doors. Proponents see this as a solution to New York City's well-known housing shortage; however, it must be noted that when converting office interiors to apartments that meet the Department of Buildings' light and air requirements, the result is sometimes unusually deep or awkward layouts.

Still, there are good deals to be found in early conversions with impressive amenity packages and increasingly vibrant sections of the Financial District and Tribeca. Several such listings were among over 250 condos, co-ops, condops, and townhouses in core New York City areas that experienced price reductions from May 13-19, 2025.
Also last week, the neo-Georgian townhouse at 16 East 76th Street had its price reduced. Fashion designer Calvin Klein bought it from the Gucci family in 1988 and renovated the top floor to include a "disco room," but did not stay for long. He sold it to the Republic of Italy as a residence for their United Nations Ambassador; however, the Italian ambassador has moved to another base. It was initially listed for $20 million in February 2023, came back on the market for $19 million in February 2025, and the price was just reduced to $16 million.

Elsewhere on the Upper East Side, boutique condominium 109 East 79th Street took the neighborhood by storm with its thoughtful design, generous amenity package, expansive floor plans, and features like sunken living rooms and private terraces in select units. Resales in the building are few and far between, but Penthouse 16 was listed for $38 million in June 2024. A price reduction last week brings it down to $34.9 million, but the seller still stands to make a profit, having bought it for just over $28 million in September 2022.
