Carter’s Review

"The original 12-story, red-brick and cast-iron balcony structure on the southwest corner of 11th Street and University Place was designed in 1883 by Henry Hardenbergh, who later designed the Plaza Hotel. In 1923, the neo-Georgian-style 6-story building on the northwest corner at 10th Street was added. The entire project was converted from a hotel that had fallen on difficult times for many years with rather small units to a cooperative in 1985 with 204 apartments."

Broker & Buyer Comments

This "beloved" prewar co-op in "prime Village location" offers "flexible" living arrangements in its 204 units, many sporting "creative loft layouts." The "full-service" building boasts a "24-hour doorman," "landscaped interior garden" and "rooftop deck," while its "easy board" and "generous subletting policy" make it "popular with investors." Set "steps from Union Square," residents enjoy "every convenience imaginable" from "restaurants to shopping." Though the building "could use some updating," its "central location" and "amenity package" make it a "solid Village value."

Sales History

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
