Three-bedroom apartments have long been in demand in New York City, and it shows: According to a recently released report by Brown Harris Stevens, three-bedroom apartments account for over one-third of new development market demand on the Upper East Side. But of the 71 new development three-bedroom listings currently on the market on the Upper East Side, only 17 are priced below $4 million.

Four of them are located in The Treadwell, a new development that has garnered significant attention and sales over the year and a half since sales launches (over 75% sold as of this writing). One factor in its popularity is its soaring yet contextually sensitive design that rose in place of the "tower on stilts" initially proposed for the site just outside the Treadwell Farms Historic District. However, this is not the only component: The project also includes The Flats, a collection of floor-through three-bedroom residences in a five-story, townhouse-inspired building connected to the larger tower.

Residents of the units in The Flats enjoy excellent privacy, high-end finishes and appliances, private terraces, access to The Treadwell's amenities, and complimentary one-year memberships to concierge medical service Sollis Health. However, the views cannot compare to those in the main tower. Perhaps this is why two units in The Flats collection experienced price reductions.

Almost directly opposite Central Park from The Treadwell, the West 67th Street Artists' Colony Historic District comprises eight buildings lining West 67th Street that combined artists' studio space with living quarters. Over the years, they attracted the likes of visual artists Norman Rockwell, Marcel Duchamp, Leroy Neiman, Howard Chandler Christy (whose art is still on display in The Leopard at Des Artistes), and James William Fosdick (whose work may be seen in the Smithsonian).

Decades later, many units retain their grand proportions and original architectural details, but tend to attract a highly specific clientele. It is against this backdrop that two units at Hotel des Artistes and one at The Atelier, which was once owned by Mr. Fosdick, had their prices reduced.
These units were among over 300 condos, co-ops, condops, and townhouses in core New York City neighborhoods that experienced price reductions from May 6-12, 2025. They are among a selection of notable listings below, and a full chart of last week's price reductions may also be seen. Please be advised that all quoted figures reflect cumulative price cuts as opposed to the most recent reductions.
