In the New York residential market, high rents often anecdotally accompany high condo prices. That seems to be playing out:
Record rents were logged in New York City earlier this month; more recently, sales data for the third full week of March 2025 showed condo prices on the rise. It also showed a week-over-week spike in aggregate sales recorded.
Of course, the latter can be attributed to the top sale of the week: Residence #9A at 150 Charles Street closed for $60,000,000 in an off-market deal. Public records show that this comes to more than double the $29.1 million that the sellers, financier Harsh Padia and his wife, designer Purvi Padia, paid for it in March 2016 when they bought it from the sponsor. The buyer made the purchase with an LLC.
Residence #9A is a five-bedroom duplex with a 2,500-square-foot private terrace where the Padias frequently entertained. Interiors, which were featured in Architectural Digest, boast a double-height foyer, a living room with massive casement windows and mini-bar, a primary suite with custom closet, and a sculptural staircase to connect both levels.
When the sale was announced, it had not been recorded in time to be included in CityRealty's top sales rundown. But not only was it the top sale by far to be recorded in the past week, but it has also dethroned a $59 million penthouse at The Residences by Peter Marino as the most expensive condo sold in Downtown Manhattan.
Moreover, at $10,274 per square foot, Residence #9A recorded the fourth-highest price per square foot in a Downtown apartment. The record holder is also located at 150 Charles Street: Penthouse A sold for $52 million, or $11,421 per square foot in summer 2023.

Beyond 150 Charles Street, it was a good week for the Upper West Side, which was home to three of the week's top five sales. The second-highest took place at the Robert A.M. Stern-designed 15 Central Park West, where Penthouse #40A closed for $33,891,125. Both parties conducted the transaction with LLCs, but the New York Post identified the seller as Valery Kogan, co-owner of Moscow's Domodedovo Airport, and noted that it was part of a massive sell-off of Mr. Kogan's real estate holdings following Russia's invasion of Ukraine.
When the penthouse entered contract in November 2024, it was being marketed with two separate units, a one-bedroom and a studio, that could be used for guests and staff. However, the sale recorded was for the penthouse only; the smaller units are now set to be sold separately.

The penthouse at 15 Central Park West features a Great Room with a working fireplace, a separate kitchen with professional-grade appliances, a media room with projection and built-in speakers, a massive primary suite with dressing room and marble-clad bath, and en suite baths in all secondary bedrooms. It does not have private outdoor space, but that was a hallmark of the next of the week's top sales.
Residence #41A at 200 Amsterdam Avenue, a four-bedroom on one of the building's uppermost levels, features a 631-square-foot private terrace spanning the eastern side of the building to look out on views of Central Park from the living room, foyer, and primary suite. It closed for $20,105,750 in the third-highest sale of the week.

A short distance away at 212 West 72nd Street, Penthouse N is topped with a private roof terrace with an outdoor kitchen and a private hot tub. It closed for $17,025,000 a few weeks after it entered contract. While it came in below the asking price of $19.15 million, it was still good enough for the fourth-highest sale of the week.
