Overview of 45 East End Avenue

45 East End Avenue, designed by the renowned architectural firm Emery Roth & Sons, is a 20-story post-war cooperative building erected in 1951 and converted to co-op status in 1981. The red-brick building contains 148-150 apartments and features numerous balconies and terraces throughout its façade.

The building offers comprehensive amenities including 24-hour doorman service, concierge, a live-in resident manager, and a newly renovated fitness center. Additional facilities include an on-site garage with direct access, a laundry room, bike storage, common storage space, and a landscaped roof deck offering panoramic East River views. The building's hallways and lobby have undergone recent renovations.

Residents benefit from the building's unique position with an additional entrance on a private riverside cul-de-sac. The cooperative allows 65% financing and permits pied-à-terre ownership, with co-purchasing considered on a case-by-case basis. Sublets are allowed for one year, specifically when shareholders are relocated, and pets are permitted with board approval.

Many apartments in the building feature distinctive characteristics such as high ceilings, panoramic windows, and spacious layouts. Some units offer multiple exposures with views of the East River, and many include balconies or terraces. The building's apartments are known for their generous storage space, with some units featuring as many as eleven closets.

Situated in the Yorkville section of the Upper East Side, the building occupies one of Manhattan's most desirable locations, just steps from Carl Schurz Park and the East River Promenade. The area provides access to dog runs, pickleball courts, and scenic walking paths along the waterfront.

Transportation options are plentiful, with easy access to the NYC Ferry, Q train, and M79/M86 crosstown buses. The location is also convenient to some of the city's finest private schools and provides quick access to the FDR Drive at 79th Street.

Carter’s Review

"This 20-story building was erected in 1951 and converted to a cooperative in 1981. It has 150 apartments. One of the more attractive buildings along East End Avenue, the red-brick building has many balconies and some terraces as well as a doorman and a concierge. Just a couple blocks south of Carl Schurz Park, it is also very close to some of the city's finest private schools and only two blocks away from cross-town buses on 79th Street where there is also an southbound entrance to the FDR Drive. Because of the convenience and charm of the waterfront Carl Schurz Park and the quiet of the area, this neighborhood is very popular with families."

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
