Overview of Morad Diplomat at 345 East 73rd Street

The Morad Diplomat, located at 345 East 73rd Street in Manhattan's Lenox Hill neighborhood, is a 13-story white-brick cooperative building constructed in 1961 and converted to co-op in 1985. The building contains 142 apartments, some featuring private balconies, and maintains a full-service profile with 24-hour doorman service, live-in superintendent, attached parking garage, bike storage, and common garden.

The building has undergone significant capital improvements in recent years, including the installation of a new water tower and boiler system, modernized elevators, and renovated hallways. The co-op maintains resident-friendly policies, allowing pied-à-terres, co-purchasing, parents buying for children, and subletting after two years of residency (with board approval). The building permits up to 75% financing.

Positioned between First and Second Avenues, the Morad Diplomat offers convenient access to multiple transportation options, including the Q train at 72nd Street and the F, 4, 5, and 6 subway lines within walking distance. The location has evolved significantly since its construction, particularly following Sotheby's relocation to the area, which sparked a neighborhood renaissance.

The building's location provides easy access to notable neighborhood fixtures such as Gracious Home, Grace's Marketplace, and various fitness facilities including Equinox and New York Sports Club.

Carter’s Review

"This midblock building on a quiet sidestreet between Second and First Avenues near the center of the Upper East side was erected in 1961 and converted to a cooperative in 1985.The white-brick, 13-story building has 142 apartments, some of which have balconies. When this building was constructed, this area of the Upper East Side was still deficient in charm. The move of Sotheby's, the auction house, from Madison Avenue to 72nd Street and York Avenue led a proliferation of new, luxury apartment towers in the vicinity and a major upgrading of the area, which now abounds in restaurants. The building is a short walk from many famous Upper East Side retail institutions on Third Avenue such as Gracious Home and Grace's Marketplace."

Broker & Buyer Comments

This "full-service" cooperative offers a "pet-friendly" environment with the convenience of an in-building garage ("wait list applies"). Financial flexibility comes via "co-purchasing options and guarantor arrangements" for prospective residents.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
